Releasing Deeds of Trust

  • As of July 1, 2025, recording fees for all Releases of Deed of Trust will increase to a flat fee of $43.00 regardless of page count, pursuant to C.R.S. § 30-1-103 (1) [HB 24-1269], plus the required $30.00 Public Trustee Fee. All releases received on or after July 1, 2025 must include a payment of $73.00.

Requirements

Beginning October 1, 2022, All Qualified Holders, pursuant to C.R.S. § 38-38-100.3(20) and C.R.S. § 38-38-101(1)(h)(2), will be required to e-file Releases of Deeds of Trust to our office.

The following is needed to release a Deed of Trust:

  • Original Note-Marked paid in full or canceled in lieu of foreclosure. If the original note is lost, a Lost Instruments Bond needs to be provided.
  • Original recorded Deed of Trust or a copy showing the recording information.
  • Completed Release of Deed of Trust form; must be notarized.
  • Fee of $73.00 is required for a 1 page release. If the release form is more than 1 page, include $ 5 for each additional page. 
  • Self-addressed stamped envelope for the return of the promissory note and deed of trust.
